Where verification changed the outcome

Real engagements where the LandLens tools caught what a normal title check would have missed, before the money moved. Each shows the actual finding that made the difference. Engagements are anonymised; survey numbers and identifying details are masked. We work with national and international firms whose names are held under NDA.

01: Finding the only sea-side ECR parcels outside a CRZ zone

15-20 grounds on the sea side of ECR between Uthandi and Kovalam, outside every CRZ boundary. Overlaid CRZ boundaries on 40M+ survey polygons, filtered sea-side parcels, pulled patta holders and ran 30-point checks. 1 parcel clear on all 30 checks. Deal closed in under a month.

02: A clean-looking deal hid a government lock-in nobody had cleared

2 acres in Kundrathur with three sale deeds, a clear EC, and patta in the seller's name. Buried among 22 documents, a 1997 Collector Proceedings: government-assigned land with a 20-year lock-in requiring Collector NOC before transfer. No NOC had ever been obtained. Closing extended 30 days with the seller obtaining the NOC.

03: Forged documents, caught after the legal opinion had already cleared

A property worth over 20 crore on Bharathi Nagar 2nd Street, T. Nagar. Legal opinion done, documents checked. The Certified Copy Comparison flagged discrepancies between uploaded sale deed and government certified copy. Almost all document copies appeared forged, and all three owners' Aadhaar copies carried an identical QR pattern. Loss of over 20 crore avoided.

04: Temple land detected from a parent survey number

A builder was about to buy a plot that looked clean. LandLens flagged the parent survey number as HR&CE temple endowment land. Temple land is non-transferable. The builder stepped back from a purchase that could never have delivered clear title.

05: A 150-ft road plan cut buildable area to a quarter

A prime commercial plot opposite Phoenix Mall. Owner planned 9,000 sq.ft at FSI 2.0. After submitting to CMDA, the proposed 150-ft road project cut buildable area to roughly 2,250 sq.ft. Build Scope gives the road-widening heads-up upfront, before a rupee is committed.

06: A clean EC hid a 3.5 Cr equitable mortgage that only CERSAI knew about

4-ground residential plot in Porur. EC showed zero mortgages, title chain unbroken, lawyer signed off. CERSAI cross-check surfaced an active equitable mortgage with a private NBFC for 3.5 crore, created by deposit of original title deeds, never registered at the SRO. Discharge obtained within 21 days before closing.

07: Seven inheritors, six cities, one parcel: a JDA closed in 15 days through Deal Room

12-ground plot in Thoraipakkam with seven legal heirs across Chennai, Bangalore, Mumbai, Dubai, Singapore and London. The JDA had stalled for 8 months. Deal Room onboarded all parties, AI drafted the JDA, terms voted on in-app, e-signatures collected across three time zones within 48 hours. 8 months reduced to 15 days, zero physical meetings.

08: A 50-acre Oragadam acquisition had 3 parcels on HR&CE temple land

Manufacturing conglomerate assembling 50 acres across 14 survey numbers from 6 sellers. Title searches and ECs were clean. Verify My Land flagged 3 surveys as HR&CE endowment land (inalienable, void ab initio). Acquisition restructured to exclude 8.4 acres. Exposure avoided: 11 crore on void titles.

09: A high-rise near the airport was capped at 4 floors

3-ground plot in Pallavaram, 4.2 km from Chennai Airport. Developer planned 8-floor tower with 32 units. Build Scope placed the plot inside the airport funnel zone with a 12-metre height cap. Floors cut from 8 to 4, units from 32 to 16. Developer walked away before a rupee changed hands.

10: A 35-year chain hid a 4-year gap and a partition decree

Prime residential plot in Nungambakkam for 14 crore. Six sale deeds, clear EC, two lawyers gave clear opinions. The pipeline flagged a 2003-2007 gap with a hidden 2005 partition-suit decree assigning 40% to a second family branch. Seller was selling 100% of a property he owned 60% of. Overpayment of 5.6 crore averted.

11: A 28-acre Kattupalli parcel lost 8 acres to the sea and CRZ-III

Logistics company buying 28 acres near Kattupalli port. Roughly 3 acres had physically eroded into the sea, 5 acres fell inside CRZ-III prohibiting warehousing, and neighbours had encroached. Of 28 patta acres, only about 20 were usable. Price negotiated down 30%.

12: A 25-acre logistics site had 40% unbuildable from overlays

25-acre parcel on the Sriperumbudur-Oragadam corridor. Three overlays converged: 30m railway-line buffer, flood inundation zone over 6 acres, and 110kV high-tension corridor. Together, 10.2 of 25 acres were unbuildable. Operator renegotiated on 14.8 usable acres, saving 4.1 crore.

13: A private patta in Tiruvallur was government-assigned SC/ST land

8 grounds of agricultural land in Tiruvallur at 45 lakh per ground. Patta in seller's name, chitta showed nanjai, EC clean for 30 years. The A-Register revealed government poramboke, assigned to a Scheduled Caste family with permanent alienation bar. Any transfer is void. The 3.6 crore deal was called off.

14: A township site sat inside a Ramsar wetland buffer

3 acres in Pallikaranai for a 150-unit gated community. CMDA master plan said residential, EC clean, pattas in order. Environmental overlay flagged the parcel inside the Pallikaranai marshland Ramsar Wetland buffer (notified 2022). Construction prohibited. Project frozen before a single booking.

15: An 18 Cr Anna Nagar plot had an active injunction the EC could never show

Corner plot on 2nd Avenue, Anna Nagar for 18 crore. 40-year clean chain, zero-encumbrance EC, clear-title opinion. eCourts search found an active injunction restraining any sale, a boundary dispute, and the managing partner named in two fraud cases. The advance was halted the same day.
