How is buildable area calculated?

Buildable area is the plot extent multiplied by the permitted Floor Space Index. Under TNCDBR 2019, FSI equals the total covered area on all floors divided by the plot area. The Build Scope tool above illustrates this; the permitted FSI depends on road width, zoning and use.

What FSI applies to my parcel?

Base FSI under TNCDBR 2019 is generally 2.0, rising to up to 2.5 along notified metro corridors, with premium FSI available on payment of guideline-linked charges. The exact figure depends on abutting road width, land use and building height, which we confirm for the specific site.

What is premium FSI?

Premium FSI is additional floor area beyond the base entitlement, granted on payment of a charge linked to guideline value. Properties within 500 m of a metro corridor receive a discount on that charge. We weigh whether the extra area justifies its cost for your project.

Which authority approves my project?

It depends on location: CMDA for much of the Chennai Metropolitan Area and DTCP for areas outside it, alongside the local body. We map the correct pathway, clearances and sequence before any application is filed.

Is the Build Scope result an approval?

No. It is an indicative buildability illustration under TNCDBR 2019. Actual scope depends on verified road width, zoning, setbacks, parking and any premium FSI, and is confirmed in the buildability assessment before design.
