Fire safety under the National Building Code, floor-load certification and the building plan sanction should be confirmed before a fit-out, since a missing approval can stall racking and go-live. For cold chain and automation, power redundancy and slab loading are decisive.

Beneath the building, the land still demands the same title, zoning and conversion diligence as any industrial parcel.
