Tamil Nadu's EV geography has consolidated around three clusters. Hosur and its Krishnagiri hinterland carry two-wheeler EV manufacturing at scale alongside the legacy cluster. The Chennai west-south belt, Sriperumbudur, Oragadam, Maraimalai Nagar and toward Ranipet, hosts the passenger-vehicle and component spine, with major OEM electrification programmes and announced battery-adjacent investments. The southern vector, Thoothukudi and the Coimbatore-Salem axis, adds cells, components and an announced vehicle plant to districts the state actively incentivises.
For land strategy, anchors matter because they are fixed: once an OEM's electrified line is committed, its supplier geography becomes predictable, and the land within service radius starts repricing.
Tier-1s feeding sequenced or just-in-time lines target tight radii, commonly within an hour's truck run of the OEM gate, which translates to identifiable belts: the Sriperumbudur-Oragadam interstitials, the Hosur-Shoolagiri stretch, Ranipet's corridors. Tier-2s and commodity components tolerate wider radii and chase land cost and incentives into adjacent districts. Battery chemistry pulls a different thread: cell and pack plants weigh power tariffs, water and hazardous-process approvals as heavily as logistics.
The repricing follows the same sequence each time: anchor announcement, speculative aggregation, then genuine supplier transactions, and buyers who verify early in that sequence buy materially better.
EV-chain facilities stress utilities differently from legacy auto: cell and pack plants need large, stable HT power with quality standards, dry-room humidity control, and fire approvals for lithium hazard classes; powertrain and electronics plants need cleanroom-grade environments; recycling and chemistry steps carry effluent and hazardous-waste consents that not every corridor's TNPCB posture accommodates readily. Water, both quantity and quality, joins power as a binding check.
Siting diligence therefore extends the standard land read: power capacity verified at the feeder, water source and discharge pathway confirmed, and the consent precedent for the specific process class checked in that district.
The opportunity set spans SIPCOT's EV-oriented parks, private parks marketing to the chain, and raw-land aggregation in the service radii. The risks are the usual ones amplified by speed: aggregations with defective parcels, conversions outpaced by announcements, water-body buffers inside marketed assemblies, and power claims that the feeder record contradicts. Every one is checkable before money moves.
